TERMS AND CONDITIONS

The fine print. We did our best to make this as easy to read as possible, so here it comes, starting with a two definitions:

When we say “We“ (and anything like “us”, “our”, and so on) we’re talking about your hosts, Susanne and Florian. And “You” means, well, you – our awesome guest.

RESERVATIONS

We welcome everyone who is 18 or older, and, you know, human. Kids and pets? Not at Suflora, sorry.

 

Service dogs are an exception, of course, because they are awesome. Just give us a heads up if one’s coming with you. Also, we will need to charge an extra cleaning fee of EUR 250 per stay. We know you know why.

LENGTH OF STAY

The minimum stay is 3 days.

There’s no real maximum, but staying with us for 28 days or more means a bit of extra paperwork (thank you, Italian laws!): You’ll need to sign a short-term rental agreement in Italian. We will send this over to you well before you arrive, along with an English translation of the agreement, so you know what you’re signing.

CHECKING IN AND OUT

Your spot will be ready by 3 pm on arrival day. Coming early? Send us a message; we might be able to work some magic for you. 

Should you arrive later than 9 pm, a quick note would be awesome, so we can plan accordingly. 

Check-out time is 10 am on your departure day. If you need a bit more time, just ask – we might be able to flex.

CANCELLATIONS

Stuff happens, we know. Cancel 24 hours before check-in for a full refund. Anything later, and we’ll need to charge for the nights you’ve stayed, plus one more night.

Obviously, we’re not a huge hotel, so any cancellation affects us greatly. If your plans change, let us know ASAP – it really helps us manage things on our end. Plus, you’ll earn good Karma points.

SHARED SPACES

The washing machine (along with detergent, softener, and drying rack) is under the big staircase for everyone to use.  

 

In winter, there’s the possibility to use our dryer, but please do not hang your clothes up for drying inside the apartment.

The garden is a shared chill and workspace for everyone. No need to call dibs on hammocks with towels at dawn, there’s plenty of room for everyone.

PARKING

There’s a car port in front of Suflora with three parking spots. If for some reason all spots are taken, we’ve got extra space just a short walk away, at our place.

WIFI AND UTILITIES

Out here in the countryside, our WiFi’s satellite-driven – pretty solid and quick, but weather can happen. No 5G yet, but LTE’s strong.

Power and water outages? They’re rare, but if they happen, we’ve got your back with battery-powered lights, warm food, drinking water, and candles. We’ll turn it into such a cozy experience; you might just start hoping the power stays off a bit longer …

But, just to be clear: While we do our best to ensure you have a fantastic stay, we can’t be held responsible for any personal mishaps, damage to your work or your belongings, or any third-party slip-ups during your time at Suflora.

BREAKING STUFF

Stuff breaks; it’s life.

If it happens, just let us know. We promise we’re cool about it. Again, good Karma points and all:

We want to make sure everything’s perfect for you and the next guest, and we do need time to fix or replace things. The more time we have, the better.

OTHER GUESTS

If you haven’t booked Suflora exclusively, expect some fellow thinkers around. Like you, they want some tranquility, some uninterruptedness, some time to think, sleep, eat, relax, daydream, plan, read.

We would, therefore, ask you to act with consideration. A shower at 3 am might not be a great idea, for example. Loud music is not a great idea no matter what time of day it is.

If you take your conference/phone calls outside, please be aware that there might be someone who’s trying to take a nap with an open window, or trying to type that groundbreaking opening sentence of their latest novel, and probably does not want to hear you discussing next quarter’s budget in full volume with your team. Keep it down please.

NATURE AND AGRICULTURE

We’re nestled in nature, surrounded by the sounds of the countryside and the occasional noise from our neighbors’ farming activities. It’s all part of the charm – and beats city sirens any day.

VISITORS

If you are expecting visitors to come to your apartment during your stay, please let us know. Day time is probably cool, but no overnight stays. 

If you invite your muse(s) to stay overnight, we are required by law to check them in. 

 

Without exception, the maximum number of overnight guests are:

for the two studios 2
for the Etruscan Suite 4

OPTIONAL ADD-ONS

Desk setups, bed configurations – let us know what you need when you book, under “Optional Add-Ons”. It’s free; we just want to make sure everything’s perfect for you.

COMMUNICATION

Expect a few friendly emails from us about your booking and stay:

For one, you’ll receive a confirmation email upon your booking.

You’ll also receive an email closer to your arrival date in which we will ask whether you want us to stock your kitchen with groceries. If so, you’ll need to send us a list of items you want and we’ll get them for you. You’ll then get the receipt from the supermarket and a link to pay the amount per email.

A day or so before your arrival, you’ll get another email asking you to check in (meaning provide us with all the details Italian law requires us to ask you, including a photo of your passport or ID card (both sides for the latter), from all the guests.
